Tri-County Towne Center, Springdale, OH

Tri-County Towne Center is a retail shopping center located in Springdale, Ohio, located near the intersection of two major freeways in the Cincinnati area. In the past, they relied on a pylon sign with a manual letter board where advertising space was limited to just two tenant signs. With more than 30 tenants, the sign wasn’t effective. The property manager and owner decided to purchase a digital sign that would draw customers' attention to their existing tenants and attract new retail businesses.

Klusty Sign Associates, in the Cincinnati area, designed and installed the structure to hold a new LED sign. Tenants reported increased sales immediately after the sign went up. “Our Watchfire sign created an immediate visual impact, helping us differentiate ourselves and our tenants from other businesses,” said Clark Gilhart, executive property manager at Tri-County.

Many tenants had requested more visibility in front of passing traffic, but local zoning requirements presented limited options. As a long standing Watchfire dealer, Klusty Signs understood how to obtain a variance. Gilhart reports that Klusty was knowledgeable and helped them take full advantage of their new sign. They considered other manufacturers but chose Watchfire because of their reputation for excellence and because of Klusty's recommendation.

The tenant mix includes national, regional and locally based companies, and many of those tenants don’t have a big-name advantage. The sign’s flexible messaging gives equal advertising time to all tenants. Gilhart said, “It allows us to promote tenant specials. We use it to remind customers about big events, like black Friday, back-to-school, and upcoming holidays.”

Increasing traffic to the shopping center was only one motivator for purchasing the sign. “Our primary goal was to ensure the stability and success of our tenants, and in turn, the shopping center as a whole,” said Gilhart. Tri-County gives advertising space to tenants upon request, which also attracts new retailers for vacancies. In fact, since the sign was installed leasing activity increased. “There are several factors that bring tenants to Tri-County Towne Center,” Gilhart reported, “and our Watchfire sign is one of them. It gives tenants a valuable resource in this highly competitive consumer environment. We completed a deal with a 50,000 square foot tenant, and the sign definitely helped them make their decision.”
